Industrial Portfolio Sale Advisory

While at DTZ Rockwood, Gabriel worked on acquisition strategies involving multiple industrial portfolio deals. The assets were located in industrial markets throughout northern Mexico and primarily contained manufacturing uses.  In his capacity as advisor, Gabriel provided strategic advice, participated in market and property tours, conducted Argus modeling of the rent roll, performed tenant lease analysis, Excel modeling of the cash flows, and drafted the offering memorandum.

INTERMEX

One of the transactions that Gabriel worked on was the acquisition of the Intermex industrial portfolio by Starwood Capital Group. Intermex is a privately held entity and a borrower client of GE Capital. The strategy was meant to capitalize on the arbitrage in industrial cap rates between the US and Mexico. The work involved underwriting the 5 million square foot portfolio. Negotiations were held but the transaction was not executed.

AMERICAN INDUSTRIES

A second major transaction involved the purchase of a 50% interest in the American Industries industrial portfolio by Lion Industrial Trust. American Industries was a family owned firm and a borrower client of GE Capital. The acquisition strategy was meant to capitalize on the arbitrage in cap rates between the US and Mexico. The work involved underwriting and preparing an offering memorandum for the 5 million square foot portfolio. Term sheets were traded but the transaction with LIT was not executed. American Industries ended up selling to Kimco.
