Capital Raising

Gabriel played an active role in raising $640M in equity for Lion Mexico Fund sponsored by ING Clarion. This involved the preparation of marketing materials, contributing to the investment strategy, participating in the road show and in preparing answers for due diligence questions from the investors.

Deal Sourcing

Gabriel's deal sourcing and structuring experience includes connecting Clarion Partners with Chedraui, a leading grocer, for distribution and retail real estate opportunities, and connecting Clarion Partners and Intermex, an industrial developer/operator, for specific one-off investments and programmatic equity opportunities.

Development

Gabriel's development experience includes overseeing a joint venture that executed on the ground up development of seven grocery-anchored shopping centers using guaranteed maximum price contracts. His experience runs the full range of the project delivery process from pre-design, schematic design, design development, contract documentation, bidding, hiring the general contractor, overseeing construction and the draw process, and the final close out.

Negotiations

Examples of Gabriel's negotiation experience include negotiating with buyers for the sale of industrial development sites, and negotiating a site assemblage that improved access and visibility to an existing shopping center. Gabriel has negotiated contracts with service providers like property managers, leasing brokers, consultants and lawyers, and negotiated leasing agreements with anchor, sub-anchor and small shop tenants. 

Acquisitions and Underwriting

Gabriel underwrote AIG’s investment in Finsa, an entity-level investment of an industrial real estate operating company, and subsequent industrial portfolio acquisitions by the AIG/Finsa venture.  His work begins with market research to understand a market's drivers and conditions. This is followed by property level documents review like leases and operating statements, performing and overseeing financial modeling using Excel and Argus, managing the team of service providers during the diligence stage, negotiating with the seller, structuring the deal, preparing investment memorandums and making presentation to investment committee.

Management and Operations

Gabriel has managed a joint venture in all stages of the investment cycle.  This starts with the initial venture formation, relationship management through the course and conclusion of the venture.  Gabriel's property level management experience includes managing a team of the service providers that support the owner like the property operator, leasing brokers, lawyers for permitting issues and contracts, architects, engineers, insurers and accountants.  Gabriel also has experience managing the internal real estate investment management team, directing research and analysis, and collaborating on the strategic direction for an asset.  

Reporting

Gabriel's reporting experience includes the preparation of asset-level quarterly reports and yearly business plans. The quarterly reports tracked an asset's operating performance versus the underwriting projections, monitored market trends, tracked the execution of the business plan, and included a variance analysis for both revenues and expenses. The business plans were produced annually and defined strategic direction, capital budgets and updated value projections. At the fund level, Gabriel has also collaborated with fund management on the preparation of semi annual reports to investors. 

Dispositions

Gabriel has led the disposition process for one-off assets and portfolios. His experience includes running an RFP process, selecting the broker, advising on the preparation of the marketing materials including offering memorandum, performing a valuation analysis, selecting the winning bid, negotiating a term sheet and purchase and sale contract, and closing.
